The InterVal Origin Story
InterVal was founded by Joachim “Josh” Bertot, a serial tech and real estate entrepreneur. After selling his ISP in France, Josh moved to Mongolia to build a construction and real estate consulting business.
In 2018, as the only RICS-accredited valuation firm in Mongolia, Josh’s company was approached by the International Monetary Fund (IMF) to conduct an Asset Quality Review (AQR)—an extensive audit of all Property Valuation reports for real estate used as collateral across Mongolian banks. Overnight, Josh’s Property Valuation team was overwhelmed with thousands of properties and reports to assess. Most of these valuation reports failed to follow RICS, IVS or any other standard. The team sought a technology solution but encountered a barren market place.
This challenge sparked an idea. Several years later, Josh decided to develop an in-house solution to streamline the valuation reporting process, ensure uniformity, and maintain compliance with international standards. Thus, InterVal was born.
After years of intense development, InterVal’s IP was officially registered in Singapore in 2022. The solution underwent beta testing with cornerstone clients in 2023 and was launched for commercial use in 2024. Today, InterVal is the world’s first and only all-in-one, off the shelf Property Valuation solution.
Founding Team
Joachim (Josh) Bertot
A serial entrepreneur with a track record of success in technology and real estate, Josh was born and raised in France. He launched an Internet Service Provider in Paris in the early 90s and after selling to a larger firm, went out to explore the world. His travels took him to Mongolia, where he eventually settled and built a real estate management firm with his wife. Josh currently splits his time between Mongolia and SE Asia.
Emile Frémont
An MRICS qualified valuer born in France, Emile has conducted property valuations on assets, ranging from single room apartments to multi-million dollar mixed use urban complexes, across Asia, Europe and the Pacific. Emile also has a background in testing software and developing user interfaces. Emile acts as the lead valuer and standards expert for InterVal. He also plays a critical role in testing the software and identifying improvements and enhancements for the development team.
Dustin Rawlins
Born in South Africa, Dustin raised cattle to pay his way through university and found his first company. Several decades later, Dustin acts as the Managing Director of his own technology firm focused on developing business intelligence and compliance software for multinational banks and mining firms. Dustin’s team takes the lead on data security, technology and software development at InterVal.
Richard Sawyer
Richard Sawyer was born in California and raised in Chicago. Through grit and integrity, Richard has taken a number of companies from conception and built them into flourishing multimillion dollar enterprises. He has served as an executive managing large scale technology and mining projects across North America and Asia. Richard currently leads the business development and marketing teams at InterVal.
Vision
InterVal aims to be the dominant solution in the valuation space – the MS office of asset appraisal.
The founders have launched a solution targeted at Property Valuation, specifically real estate, as a starting point. InterVal currently incorporates 2025 RICS, IVS and IFRS standards for Property Valuation. The executive team has an ambitious two-year development plan in place. This plan is centered around building modules for the Property Valuation solution that incorporate an increasing number of:
national and international standards (e.g. UK standards & EVS);
valuation methodologies (e.g. replacement cost and DCF);
assets classes (e.g. hospitality & data centers); and
languages (e.g. Spanish & Chinese)
InterVal also has concrete plans to expand outside of the real estate and Property Valuation space. Development has already begun on valuation modules for Equipment as well as Plant & Property.
We do not do A.I. We are an old-fashioned tech solution focused on logic trees, scripts and tables. We aim to empower human Valuers and Appraisers, not to replace them or steal their Intellectual Property.
